South Metropolitan and Peel Sub-regional Planning Framework
Property development in rural Banjup, Jandakot, and Treeby is subject to severe limitations. The WA government published in March 2018 its “South Metropolitan Peel Sub-regional Planning Framework” (see South Metro Framework ). That Framework specifies land uses in the south metropolitan and Peel area up to 2030 and beyond. Any land use change application not consistent with those shown in the Framework will likely be rejected by the WA Planning Commission.

Development in Banjup
To be clear, the rural residential lands in Banjup shown in the Framework are to remain zoned “Rural Residential” until the MRS is changed.
Until such a change, any application for sub-division in Banjup will likely be rejected by the WA Planning Commission.
Further, many landowners in Banjup want to retain and protect the locality's rural character and amenity as their "little piece of paradise" for domestic residential use and enjoyment.
Many residents of Banjup will vigorously oppose any changes of land use.
At its meeting of October 2022, the Council of the City of Cockburn adopted the "Banjup Preservation Principles" that were then embedded in the City's Local Planning Strategy, as shown on this site here

Development in Rural Jandakot and Treeby
The future of rural residential lands in Jandakot and Treeby was uncertain for 7 years. The South Metro Framework of 2018 nominated Jandakot and Treeby as a "Planning Investigation Area" (PIA) and it remained in that limbo while the WA Department of Planning determined what its future use should be within the context of the state planning framework.
On 10 August 2023 the Minister for Planning decided that future use of the area will be "urban".
However, the land still has to go through a process of rezoning under the Metropolitan Region Scheme (MRS) and the City of Cockburn's local planning scheme.
The exact timeline for this process is unknown.
